Below are the detailed coverage specifications for each type of home:
Detached House
Building
Covers the repair or replacement of the building structure, cleanup, and debris removal expenses, as well as construction and repair costs. This includes essential components such as electrical, heating, and plumbing systems, as well as interior finishes like flooring, countertops, paint or wallpaper, doors, carpets, landscaping, and fences, etc. The insurance company commits to payment based on the guaranteed replacement value, ensuring coverage even if the actual rebuilding cost surpasses the policy limit.
Outbuilding
This coverage extends to additional structures such as garages, gazebos, sheds, etc., mirroring the protection provided by building insurance. This ensures that these structures are comprehensively safeguarded in the event of an accident or unforeseen circumstances.
Service Line
Protects against damage to underground pipes, covering repair costs and losses. Compensation is based on your insurance limits, encompassing cleanup, removal of damaged materials, and repair or rebuilding of pipelines and facilities. Additionally, if your home is uninhabitable during repairs, the insurance covers extra living expenses, such as relocation costs and temporary accommodations.
Building Bylaws
This coverage helps cover additional construction costs that may arise due to changes in local building regulations and requirements when your home sustains damage and requires repair or rebuild. Examples include installing fire sprinkler systems, adding electrical outlets, expanding doorways, indoor corridors, and other modifications.
Apartment/Townhouse
Improvements and Betterments
Covers improvements and upgrades made to your unit, such as flooring, curtains, and kitchen/bathroom appliances. The insurance compensates based on the replacement value of these enhancements, which includes labor, materials, and associated costs.
Strata Deductible Assessment Insurance
Crucial in situations where your unit causes damage to common areas and the damage amount is higher than your strata insurance’s deductible. This insurance covers the deductible portion of the strata insurance, for which you would be personally responsible. Typically ranging from $25,000 to $100,000.
Loss Assessment
If your unit causes damage to common areas and the damage amount is lower than your strata insurance’s deductible, loss assessment insurance steps in to cover the repair costs.
Contingent Liability
In British Columbia, the Strata Property Act requires that owners in strata buildings must repair or rebuild the building after it has been damaged, even if there is insufficient insurance coverage or if the coverage limits are not enough. In this situation, strata liability insurance comes into play. It can help you cover the additional expenses incurred due to the repair of common areas of the building, based on the limits of your policy. This type of insurance is crucial for protecting owners from potential losses resulting from inadequate or insufficient insurance, ensuring that each owner can contribute their share to maintain the safety and value of the building.
Here are the coverages common to both types of homes:
Personal Property
When you lose or damage your personal property due to accidents or other reasons, this insurance can compensate you based on the market value of the items. The following items are typically covered under personal property insurance
Furniture
Clothing
Dishes
Electronics
Jewelry
Bicycles
Plants
Gardening tools
Appliances
Barbecue grill
and more
In addition, the insurance will also cover the cost of cleaning and removing damaged items. It's important to note that for some specific items, such as jewelry, bicycles, or wine, there may be maximum compensation limits. However, in most of the situation, you can choose to pay additional premiums to get higher compensation limits to better protect your valuable items.
Liability
This coverage addresses damages or injuries sustained by third parties, for which the insured is legally liable. Instances may include slip-and-fall accidents on your stairs or driveway, accidental injuries to others during activities like cycling, or damage to a neighbor's property resulting from a fire on your premises.
Additional Living Expenses Insurance
This coverage offers assistance for extra living expenses when you need to vacate your residence for repairs or rebuilding after an accident. While you are still responsible for your usual expenses like mortgage payments, the insurance company covers additional living costs such as moving expenses, extra rent, security deposits, and, in some cases, temporary accommodation costs. For those with rental units and have purchased rental income insurance, it also compensates for any loss of rental income. This insurance is designed to help you maintain your normal life during emergencies and manage additional expenses, providing crucial support when your original home is uninhabitable.
Sewer Backup Insurance
Provides protection for your personal property against losses caused by water backup through drains.
Overland Water
Protects against property and property losses caused by fresh water, such as rainwater or river overflow. Note that this type of insurance typically does not cover losses related to saltwater, like those caused by tsunamis, high tides, or tidal waves.
Earthquake Insurance
Offers protection for losses to caused by earthquakes. It's important to note that there are some differences between earthquake insurance for detached houses and apartments/townhouses:
Detached House: Earthquake insurance typically covers the structure of the house and personal property. This means that if an earthquake damages your residence and personal belongings, the insurance company will provide compensation.
Apartment/Townhouse: Earthquake insurance for apartments and townhouses typically covers personal property exclusively and does not extend to the structure of the entire building, as this falls under the coverage of the strata's policy.
Identity Theft
In the event of identity theft, this insurance covers the expenses related to recovering your identity, including legal, notary, and government fees, etc. This insurance helps you deal with the hassle and costs of identity theft and provides additional security.
Medical Payments
Provides coverage for some basic costs related to medical treatment for injuries to third parties on your property due to your negligence. This helps ensure that in case of an accident, you won't have to personally bear the medical expenses of others, and the insurance provides the necessary support.
